Yardi Voyager vs. Yardi Breeze: Which one is right for your business?

If your business is considering Yardi as your property management software solution, you might be wondering which version to pick and which features you need to meet your business needs. There’s Yardi Breeze, Yardi Voyager, plus countless modules and add-ons to supplement your use of the platform. When it comes to Yardi Voyager vs. Yardi Breeze, what’s the difference?

Let’s break it down into simple terms.

“Think of it this way: Breeze is a small coffee, whereas Voyager is a venti Frappuccino with three espresso shots and extra whipped cream,” says LeAnne Berreth, a Senior Yardi Consultant at Saxony Partners.

Here’s our guide to Yardi Voyager vs. Yardi Breeze and determining which one is right for your business.

Yardi Voyager vs. Yardi Breeze: Key Features

Yardi Breeze can fulfill very basic property management functions like charging rent, capturing payments, charging late fees, and printing out financial statements. Yardi Voyager can do all of that, plus so much more; its capabilities for property management are almost limitless.

“In comparison to Voyager, Breeze is very pared down,” Berreth said. “It’s great for single residential properties, but not meant for large portfolios. It’s also not very compatible with Commercial at this time.”

“Breeze offers fewer features for Residential customers and it does not have the Commercial module, which includes additional capabilities around reporting, clause/options, renewals, recovery calcs, and more.”

The Right Companies for Yardi Breeze

While Yardi Voyager might be ideal for the majority of users, smaller companies can sometimes come out ahead financially by utilizing the basic Yardi necessities in Breeze.

“The best candidates for Yardi Breeze are small building or property management companies, or owner-operators with a few tenants who are not worried about capturing complex lease verbiage and terms for reporting and reconciliations,” Berreth said.

“Breeze is extremely simplified. It’s user friendly and its functions and options are pretty straightforward. If you’re already set on your accounting, sales, and invoicing platforms, then Breeze would be a great way for a small portfolio to incorporate property management needs.”

The Right Companies for Yardi Voyager

“Most mid-to-large property management companies would be better on Voyager,” Berreth said.

The reason for this? Yardi Voyager has infinitely more features and capabilities for business management and reporting. Berreth added that clients wanting to consolidate systems into a single source or truth should choose Yardi Voyager.

“Voyager would meet more complex needs,” Berreth said. “It covers leases, management fee and CAM calcs, budget setup, and it allows for different expense pools to be set up based on leasing needs. Clients could also choose from add-ons like Advanced Budget & Forecasting (ABF), Facility (Maintenance) Manager, Procure to Pay, Job Cost and several additional ancillary modules that make our lives easier.”

“Voyager can carry your financial platform, meet investor needs, carry residential and commercial portfolios, and help you forecast future spend. You can use it for procurement and payment processing with their P2P suite, amortizing capital spend with Fixed Assets, or managing tenant improvements with Job Cost like unit renovations or ground-up development.”

How to Decide Between Yardi Voyager vs. Yardi Breeze

As a long-time Yardi independent consulting partner, Saxony Partners has helped countless businesses right-size their Yardi technology to meet their daily needs. It all starts with asking the right questions, Berreth says.

“Think about your needs,” Berreth said. “What’s your business like now? Is there growth potential? If so, in which market? What do you need for the growth cycle? Base your Yardi Voyager vs. Yardi Breeze decision on a 5-or-10-year model, not solely on today. Yardi is scalable – it will meet your basic needs today and your investors’ needs tomorrow.”

Berreth has some sage advice for businesses that are uncertain about which system to pick: it’s easier to expand than it is to contract.

“Transitioning from Breeze to Voyager is pretty seamless,” she said. “Stepping back to a pared down system (Voyager to Breeze) can cause issues.”
